What is Modified Roofing?
Modified roofing, also commonly referred to as polymer-modified or modified bitumen (MB), are sheet membranes that were originally developed in Europe during the 1960s and have only been used in the United States since the mid-1970s.
Modified bitumen roofing consists of a one-, two- or three-ply system and is an asphalt-based product that is generally used on low-slope buildings or flat-roof structures. They can be installed by heat-welding, using hot asphalt or a cold-process adhesive.
The Different Types of Modified Roofing
A modified bitumen roofing membrane is a high-performance solution for a variety of commercial building applications and comes in several different options.
- Mineral-surfaced products
- Cool roof coatings
- APP or Atactic Polypropylene
- SBS or Styrene-Butadiene-Styrene
The Benefits of a Modified Roofing System
Modified roofing systems are most commonly used on commercial, industrial and institutional buildings. This type of roofing system is a high-performance, cost-effective solution for most businesses. Additionally, a modified roof is easy to apply and promotes a cleaner work environment. Here are some of the benefits that come from applying a modified roofing system:
- Has a positive track record of performance
- High tensile strength for high traffic roofs with multiple penetrations
- Exceptional waterproofing characteristics, which is very helpful when it comes to fluctuating temperatures and climates
- Plenty of top-surfacing options available
- They are highly reflective, which helps lower utility bills and keep the building cooler
